Phase I Environmental Site Assessment

Greenough Environmental Consulting Inc. (GEC) is fully qualified to conduct a Phase I Environmental Site Assessment (ESA), which investigates a property and its immediate neighborhood for past and present signs of hazardous substances, petroleum products and other adverse environmental conditions, such as asbestos-containing materials, lead-based paints, and mould.

A Phase I ESA is carried out to identify adverse environmental conditions that may restrict future use of the property or that may transfer liability or responsibility for cleanup costs to prospective purchasers or lenders taking title to the property.

During a Phase I ESA we conduct a detailed visual survey of the property, a general visual survey of the immediate neighborhood, interviews with those familiar with the property, historical research using available records and aerial photographs to determine past uses of the property. We also review government files on hazardous material and environmental issues in the area of the property. A Phase I ESA does not include field sampling or analysis, but we may recommend these measures if appropriate.

Once we assemble and interpret the required information we provide you with a report detailing the assessment’s findings. This includes a concise statement about the property’s environmental condition and, when necessary, recommendations for additional assessment.
